A Shop Is Not a Flat

By the LogMyRent Team · 18 March 2026 · 4 min read

The shop on the ground floor pays nearly double what the 2BHK above it does, and yet most owners manage both with the same instincts, the same handshake habits, the same mental filing system. It works, roughly, until the day it does not, and that day usually involves a signboard, an electricity load, or a deposit with an extra zero on it.

A commercial tenancy is not a residential tenancy with a bigger number. It is a different animal. The tenant is a business, the stakes are their livelihood, and the relationship is professional from the first day. That changes what goes wrong and what protects you.

What changes when the tenant is a business

  • They stay longer. A settled shop does not want to move and lose its customers, which means the escalation clause you write today matters more than the starting rent.
  • Deposits run deeper, several months is common, which makes the written terms around that deposit worth real money.
  • Usage is a clause, not a vibe: what may be sold, what may be hung outside, what electrical load the wiring can take.
  • The person across the table may be a manager, a partner, or a brother-in-law. Know whose name the agreement carries, because that is the only person the paper binds.

Same discipline, higher stakes

Everything this journal preaches for flats, written agreements, logged payments, meter readings with dates, applies to shops with the volume turned up. A business tenant expects proper rent receipts, notices in writing and clean accounting, and will produce their own records the moment there is a disagreement. A shop dispute is never your memory against their memory. It is your file against theirs.

A flat tenant argues from feeling. A shop tenant argues from files. Bring your own.

None of this should scare anyone off commercial property. The yields are better, the tenancies are longer, and a good shop tenant is the steadiest income a small landlord can own. Just walk in knowing the game is played on paper, and keep yours in better order than theirs.

LogMyRent treats shops as first-class units, with area, deposits, meters and full ledgers, so the pharmacy and the 2BHK live in one clean system. Get started with LogMyRent.
