The Tenant Check That Takes One Evening

The flat has been empty for six weeks, and then he appears. Pleasant, well spoken, deposit ready, can move in this Sunday. Relief does something to judgement. The checks you swore you would do start to feel like insults to a perfectly nice man, and by Sunday he has the keys and you have a photocopied ID you never looked at closely. Most bad tenancies do not begin with a bad tenant. They begin with a tired landlord.

Screening has a reputation as something corporate and cold, a thing done by builders with lawyers on retainer. In practice it is one evening of unglamorous phone calls, and it is the single highest-return hour in all of property management.

What one evening actually buys you

  • An ID that you checked against the face in front of you, with a copy stored somewhere you can find in a minute, not buried in a chat.
  • A call to the previous landlord. Two questions: did they pay on time, and would you rent to them again. The pause before the second answer tells you everything.
  • A basic sanity check on work: the office that exists, the shop that is really theirs. You are not investigating, you are confirming.
  • Police verification where your city requires it, because in several states skipping it is the landlord’s offence, not the tenant’s.

Urgency is information

A tenant in a desperate hurry is not automatically a problem. Transfers happen, families expand, life moves. But pressure to skip the paperwork is never a coincidence. Anyone who resists a reference call is telling you, politely and in advance, exactly how the tenancy will go. Believe them the first time, while believing them is still free.

References cost nothing. Evictions cost a year. This is the cheapest trade in the business.
